Tessler needed rent coming in from the ground-floor shops as early as possible, without the street losing its parking or its foot traffic.

The challenge

Reworking live construction without delaying openings

Two tenants changed their layouts after the electrical and ventilation were already in. That meant reworking finished areas while three other trades were working overhead.

We resequenced the upper floors around the retail work, so the shops could open on time without trades stacking up or anyone working under an open deck.

How we built it

Phased handovers

Each shop was fenced off, finished and handed over on its own date. Shoppers walked past a quiet hoarding wall while the structure kept rising above them.

  • Foundations complete / Week 7 / Drainage redesign approved before the frame went up
  • First shops open / Week 26 / Two tenants trading under a finished canopy

Final result

Shops open, street intact

All six shops opened on or before their dates, the anchor tenant three weeks early for the holiday season, with the sidewalk open the whole time.
