One accountable manager on your site

Construction management puts one Rusnak manager in charge of the schedule, the trades, the inspections and the budget, from the first site meeting to the final walkthrough.

‍

You get one phone number to call and one weekly report to read. Trades are booked in the right order, inspections are requested ahead, and decisions are made on site instead of piling up in email.

‍

What you can expect every week

Every managed project runs on a written schedule, a live budget and a Friday report with photos, so progress and cost are visible at all times.

‍

  • Schedule control

A detailed schedule built with the trades who will actually do the work, updated weekly and shared with you.

‍

Delays show up on paper weeks before they show up on site.

‍

  • Trade coordination

We book, sequence and supervise every trade, so nobody arrives before the work ahead of them is done.

‍

No crews standing around waiting on each other.

‍

  • Budget tracking

Every cost is tracked against the budget, and changes are priced and approved in writing before work starts.

‍

No surprise invoices at the end.

‍

  • Inspections and permits

We book City of Calgary inspections ahead of time and keep the permit file current, so approvals never hold up the crews.

‍

Inspections happen when the work is ready, not days later.

Rusnak kept eleven trades on one schedule without a single stand-down. I read one report on Friday and knew everything.

How a managed project runs

From the first meeting to handover, here is what happens, and when you will be asked to decide.

‍

Step 01: Site review

We walk the site, review drawings and permits, and list every risk we can see before a schedule is written.

‍

Agree on scope, budget and the finish date.

‍

Step 02: Schedule and trades

We build the schedule with the trades, lock in long-lead materials and set the weekly reporting rhythm.

‍

Approve the schedule and trade list.

‍

Step 03: Build

Daily supervision, weekly reports, and every change priced and approved before anyone picks up a tool.

‍

Review Friday reports and approve changes.

‍

Step 04: Handover

Final inspections, deficiency list, and a full turnover package.

‍

Walk the finished space and sign off.

‍

What you get at the end

At handover you receive the occupancy permit, warranties, manuals, as-built drawings and a record of every decision made on your job.

‍

From first meeting to final handover

Built for owners who do not have time to manage a dozen contractors. You deal with one accountable Rusnak manager from the first site walk to the final inspection.
