The challenge

Pricing a building before the drawings were finished

The lender needed a firm number at 30 percent design. With architect, engineers and trades all under one contract, we priced from our own drawings and held contingency where the risk actually was.

With no room to store material on site, every delivery was booked to the hour and craned straight from the truck to the floor it was needed on.

How we built it

One team from sketch to suites

Design decisions were made with the site crew in the room, so what got drawn was what could be built fast. Suite finishes were locked early and bought in bulk.

Final result

Leased up in eleven weeks

The building opened on budget and was fully leased eleven weeks later. Harlow has since hired us for a second building two blocks south.
